How much should you pay for a home inspection in Albany, New York

Your offer to buy the house of your choice has been accepted and you’ve agreed with the seller on the amount you have to pay.  Since you are likely new to this entire process, you likely are aware that you need to schedule a home inspection, and that you have a certain amount of time in the contract before you cannot back out of it.   You may need some help choosing the right inspector and you likely are unsure how much it will cost.

Let us shed some light on the subject in an effort to build your confidence in this part of the process.

First, you must find out about his/her certifications or qualifications

Asking for this information will help you discern between those that are serious and committed to their trade from those who are only treating it as a hobby.  It’s very important to ask if your prospective home inspector is certified from a recognized institution or organization, like ASHI or NACHI.  This will give you a general sense of their level of professionalism and commitment.

Ask if the inspector is affiliated with any large organizations

Often times, a good inspector will be affiliated with a larger entity, that they can lean on for guidance, as a resource, if necessary.  This leaves you in good hands knowing that regardless of the issue, you will be taken good care of.

How much does a home inspection cost?

The cost of a home inspection depends on the inspector and the level of services you are going to need to purchase.  There are many factors to take into consideration when you are planning your inspection:  do I need a basic home inspector?  Will I need an additional mold assessment, if mold is found, etc…

As a general rule of thumb, you might expect to pay, on average, around $350 for a home inspection, which should take likely two hours to complete.  You should expect to receive a comprehensive home inspection report citing all the findings and recommended priority areas that need to be addressed.  A smaller home might come in around $250, larger homes over 2000 sq ft, might be $500 or more.  Further, a mold assessment could cost $600 depending on the amount of work involved.
