Four simple things the seller can do before their home inspection

So you are local to the Ballston Spa or Saratoga Springs area. You've probably heard that this is a sellers market as there is very little inventory of homes available in Saratoga County.   You were likely thinking that you have the upper hand and have significant leverage with the plethora of potential buyers in the market.    While this might be true, it is still important for you to have a good sense of where your house stands from the home inspection standpoint. 

The individual who does the home inspection always have the upper hand. They will use the information gathered from the home inspection to attempt to negotiate on the final price of the home.  As a seller, it is in your best interest to be proactive and know exactly what prioritize repairs might be necessary before you consider putting your house on the market.

Here are a few suggestions on what you can do to get your home ready before the home inspection.

1) make sure that your attic has easy access to it and that any items stored in it are out of the way of places that need inspection.

2) make sure that your electrical panel or panels are not covered up by boxes, refrigerators or other store items. Sometimes, people tend to caulk their electrical panel which will have to be removed before the home inspector is on site.

3)  Ensure that your furnace, water heater or any other mechanical equipment is easily accessible for proper inspection from all angles. 

4) make sure that if you have a detached garage that the keys or garage door opener or provided so your home inspector can adequately inspect it
